FREQUENTLY ASKED QUESTIONS ABOUT MODULAR BUILDINGS

FREQUENTLY ASKED QUESTIONS ABOUT MODULAR BUILDINGS

Modular construction is gaining popularity as a cost-effective and time-efficient alternative to traditional building. The increased use of modular buildings has sparked much interest. Due to this interest, there are more queries about modular construction. As an expert manufacturer of modular buildings in Hull, Paragon Space can answer some of the most commonly asked questions about modular buildings.

WHAT IS MODULAR CONSTRUCTION?

Modular construction involves using a controlled factory environment to construct units called modules. These prefabricated units, or modules, are then transported to the site and assembled by a team of professionals to form the modular building. This method of construction ensures a high-quality build with minimised on-site construction.Modules can be connected in various ways, depending on your needs and design goals. They can form single-story buildings or be made multiple stories high.

HOW IS MODULAR BUILDING DIFFERENT FROM TRADITIONAL BUILDING?

Traditional building takes a very linear approach to construction. All building supplies are transported to the building site, and traditional structures are built on-site from the foundations upwards. Modular building involves around 70% of construction in a controlled factory environment. The prefabricated units are then transported to the building site. Once on-site, modules are then connected to form the modular building. Despite different construction approaches, traditional and modular buildings are subject to the same building regulations.

WHAT MATERIALS ARE USED TO MAKE MODULAR BUILDINGS?

Modular buildings are usually constructed using a wooden frame fitted with drywall. This means the building is much lighter than traditional structures, which use bricks and mortar, allowing faster installation.

HOW LONG DOES IT TAKE TO COMPLETE A MODULAR BUILDING?

The construction of a modular building varies between manufacturers. Paragon Space's modular buildings are usually available within 4-6 weeks.

HOW LONG DO MODULAR BUILDINGS LAST?

It is a common misconception that modular buildings are temporary structures. Modular buildings are now classified as permanent and can last upwards of 25 years. Modular buildings can last just as long as traditional buildings with proper care and maintenance.

WHAT HAPPENS IF I WANT TO RELOCATE MY MODULAR BUILDING?

One of the most significant advantages of modular buildings is that they can be moved to a different area on your site or to an entirely new location. Due to being built in modules, modular buildings can be dismantled, transported and reassembled within days.Whilst the relocation process may seem easy, it must be done correctly by trained professionals. If you have decided to relocate your modular building, your structure will be disconnected from the mains electricity and water supply. Next, the building will be dismantled and split into sections. Then these sections will be lifted via crane onto a trailer before being transported to their new location via lorry. Once arriving at the new site, the modules will be removed from the lorry, reassembled, and finally connected to the mains supply.

DO I NEED PLANNING PERMISSION FOR A MODULAR BUILDING?

Yes, any building that will be used for over 28 days or is larger than 100m2 requires planning permission. There are some exceptions for extensions of existing buildings. When buying a modular building, your supplier can assist you with your planning application. We also suggest that you get in touch with your local Planning Authority for further guidance.

WHAT ARE THE BENEFITS OF MODULAR BUILDING?

There are many plus sides to modular construction. Value for money and speed are usually the first to come to mind. While these are both huge advantages, there are many more benefits to consider.

Value for money:

Modular buildings are significantly cheaper than traditional buildings. This is because most of the construction is completed in a factory environment. This, therefore, reduces the onsite build costs and transportation costs.

Quick installation:

The on-site build time is minimised because modules are constructed in a factory. This speeds up the overall process of installing a modular building while reducing costs. The quicker the installation, the less it costs in wages for site managers and builders.

Sustainability:

Modular buildings are more environmentally friendly than traditional buildings. Factory construction minimises waste, and any excess materials are reused. The reduced transportation of modular buildings also reduces CO2 emissions. The quick installation time reduces disruption to surrounding areas, including wildlife. Finally, modular buildings are made to be energy efficient. They are built with high-quality insulation, HVAC systems and advanced sealing techniques. This is not only better for the environment but also reduces your energy costs.

Quality control:

Modular buildings are made primarily in a factory with high-end products. The factory construction ensures a level of quality control which is not possible on building sites due to factors such as weather.

Minimised disturbance:

Quickly installing modular buildings minimises disruption to surrounding areas. This could be wildlife, residential areas or other areas onsite, which must remain open whilst the modular structure is being installed. For example, if a hospital chooses to increase capacity by installing modular buildings, the rest of the hospital must remain in operation during installation.

Bespoke turnkey solutions:

Modular buildings can be used in a variety of sectors; due to this, modular building suppliers offer bespoke turnkey solutions to ensure that your structure matches your needs. For example, if a school uses modular buildings for their new science block, each classroom can be fitted with benches, sinks and non-slip flooring.
